**JOB SUMMARY:** The Maintenance Supervisor is a skilled and proactive professional responsible for overseeing the maintenance operations of our multi-family property. This role plays a critical part in maintaining property functionality, appearance, and resident satisfaction. Maintenance Supervisor manages the maintenance team, performs repairs, coordinates tasks, and contributes to the overall success of the property.

  • **ESSENTIAL DUTIES AND RESPONSIBILITIES:**
  • **Maintenance Leadership:**
  • Supervise and lead the maintenance team, including task assignment, training, performance management, and fostering a collaborative work environment.
  • Provide technical guidance and expertise to address complex maintenance challenges.

**Repairs and Troubleshooting:**

  • Perform skilled repairs and maintenance tasks in areas such as plumbing, electrical, HVAC, appliances, carpentry, and general building systems.
  • Diagnose issues, troubleshoot problems, and implement effective solutions.

**Maintenance Coordination:**

  • Prioritize and coordinate maintenance requests, repairs, preventive maintenance tasks, and unit turnovers.
  • Ensure timely and efficient resolution of maintenance issues to maintain property appearance and functionality.

**Emergency Response:**

  • Respond promptly to maintenance emergencies, including plumbing leaks, electrical outages, and other urgent situations.
  • Assess and address critical issues to ensure resident safety and minimize property damage.

**Vendor and Partner Coordination:**

  • Collaborate with external contractors and vendors for specialized repairs, projects, and service agreements.
  • Oversee vendor activities, ensuring quality work, adherence to schedules, and cost-effective solutions.

**Safety and Compliance:**

  • Enforce safety protocols, follow property policies, and ensure compliance with building codes and regulations.
  • Promote a culture of safety within the maintenance team and ensure the proper use of personal protective equipment.
  • Inform appropriate supervisor of any observed hazard or potentially dangerous situation for residents, team members, guests and others.

**Documentation and Reporting:**

  • Maintain accurate records of maintenance activities, repairs, materials used, work orders, and inspections.
  • Assist in documenting preventive maintenance schedules and tasks.

**Inventory Management:**

  • Manage maintenance supplies and materials, ensuring availability, organization, and efficient use.
  • Track inventory levels, reorder supplies, and monitor expenses to maintain cost controls.

**Team Collaboration:**
Collaborate with property management, leasing staff, and other teams to coordinate maintenance efforts, prioritize tasks, and support property operations
## Qualifications
**EDUCATION/EXPERIENCE:**

  • High school diploma or equivalent; trade school certification or relevant vocational training is a plus.
  • Must be EPA Certified

**COMPETENCIES:**

  • Proven track record in maintenance, repairs, or a related field, complemented by robust technical proficiency.
  • Profound knowledge in plumbing, electrical, HVAC, carpentry, and appliance repairs is crucial.
  • A demonstrated ability to provide effective leadership and team management is essential, accompanied by strong communication and interpersonal skills for seamless collaboration with team members, residents, and external vendors.
  • The candidate must exhibit exceptional organizational and multitasking abilities, enabling them to prioritize tasks, manage time efficiently, and lead a team adeptly under deadlines.
  • Familiarity with safety regulations, building codes, and maintenance best practices is imperative, alongside possessing a valid driver’s license and reliable transportation.
  • The successful candidate should embody a proactive, hands-on approach to problem-solving, showcase meticulous attention to detail, and display an unwavering commitment to delivering high-quality work.
