### **Position Summary**
We’re seeking an experienced **Maintenance Technician II** to join our team at **Church Street Inn**. In this role, you’ll take the lead on a variety of maintenance projects — ensuring the safety, functionality, and beauty of our property. From troubleshooting technical issues to performing preventative maintenance, you’ll help us deliver the high-quality guest experience that defines Charleston hospitality.
### **Essential Duties & Responsibilities**
- Perform general maintenance and repairs in guest units, buildings, and common areas
- Safely and effectively use hand and power tools for a wide range of maintenance tasks
- Diagnose and repair issues in **carpentry, plumbing, electrical, and HVAC** systems
- Install, service, and repair appliances with minimal supervision
- Conduct preventative maintenance to keep equipment and facilities in top condition
- Inspect rooms and resort areas to identify potential problems before they affect guests
- Address safety hazards immediately and report issues to management
- Prioritize and complete daily assignments efficiently, communicating progress with the front desk and maintenance team
- Maintain the overall appearance of the property by cleaning, organizing, and performing light upkeep tasks
### **Additional Responsibilities**
- Assist with groundskeeping, painting, and exterior maintenance projects
- Power wash exterior areas and walkways as needed
- Prepare and secure property during severe weather events
- Assist guests with special maintenance needs to enhance their stay
- Collect and dispose of trash and debris as required
## Qualifications
### **Education & Credentials**
- High school diploma or GED required
- EPA Certification preferred (or willingness to obtain)
**Experience**
- Minimum **3–5 years of experience** in general maintenance, facilities, or a related trade
- Proficiency in at least one technical area (e.g., HVAC, plumbing, or electrical work)
**Skills & Competencies**
- Strong working knowledge of maintenance systems, tools, and safety standards
- Ability to troubleshoot and resolve complex maintenance issues independently
- Excellent communication and teamwork skills
- Reliable, detail-oriented, and organized
- Commitment to maintaining a clean, safe, and guest-ready environment

### **Physical Requirements & Work Environment**
This position involves working **indoors and outdoors** in various weather conditions. You’ll frequently
- Stand, walk, bend, reach, and lift up to **50 lbs occasionally**
- Use manual tools and power equipment regularly
- Climb, kneel, crawl, or squat as tasks require
- Work flexible hours — including **evenings, weekends, and holidays** — to meet operational needs
