## Description
**Job Description:**
Under the direct supervision of the Physical Plant Director, responsible for the maintenance of all heating, ventilating and air conditioning equipment. Performs day-to-day inspection of all HVAC equipment. Responds to routine trouble calls from employees or Departments who are “hot” or “cold”. Provides primary surveillance over the HVAC maintenance contractors.
**ESSENTIAL JOB FUNCTIONS**
- Provide maintenance and operating plans and procedures to keep all HVAC equipment in peak operating condition.
- Constantly monitors equipment and operating conditions to assure occupant comfort, yet optimize energy conservation.
- Monitors critical HVAC equipment operating procedures for potential equipment downtime, due to malfunction. Advises in areas requiring attention. Is accountable for the water treatment program, as assigned.
- Keeps all HVAC equipment logs, maintenance schedules, and operating manuals and diagrams current.
- Performs hands-on routine maintenance and repairs as needed on HVAC equipment.
- Accompanies the HVAC service contractors on property as directed.
- Performs periodic routine inspections of equipment, mech. rooms, cleanups, corrosion control and the like.
- Monitors the energy management systems to assure controls and schedules are functioning properly at all times.
- Performs any emergency maintenance as required to assure building operation.
- Responds to HVAC maintenance requests, i.e. hot and cold calls and follows up to assure area temperatures are within operating guidelines.
- Monitors the HVAC spare-parts inventory and advises inventory control on spares needed.
- Participate in acceptance and turnover of new equipment.
- Assures that all warranties, operating manuals and diagrams are received and submitted to the office manager
- Advises Physical Plant Director on methods to fine tune operating and maintenance procedures to minimize operating costs, and maximize consistent operating temperatures.
- Performs other Non HVAC related repairs and maintenance as requested

- Assumes additional responsibilities and performs special projects as needed or directed.

## Qualifications
**Education, Training and/or Experience**
- High School Diploma or equivalent.
- Five (5) years demonstrated competency in air conditioning and refrigeration
- HVAC Certification
- EAP Universal certification
**Knowledge, Skills, Abilities and Personal Characteristics**
- Able to perform duties independently with general supervision.
- Excellent oral and written communication skills.
**Certifications, Licenses, registrations**
HVAC Certification
EAP Universal certification
**Preferred Qualifications**
Experience working within an educational institution or commercial building

- Must be able to lift up to 50 lbs; retrieving and placing materials on high shelves and on floor-level shelves; standing, walking; carrying; grasping; hearing; seeing; sitting; kneeling; climbing; balancing; stooping; crouching and reaching.
**WORKING CONDITIONS**
- 50% of work performed will be outdoors, on the roofs of the buildings.
- May require availability for overtime hours during peak periods.
