## **What You'll Do**

As the Senior Director of Facilities & Property, you'll provide leadership for the maintenance, operations, and long-term stewardship of YMCA facilities and properties. You'll develop strategies that protect our assets, enhance member experiences, and support the YMCA's mission through safe, efficient, and well-maintained environments.

Key responsibilities include

  • Lead the overall maintenance and operation of YMCA facilities and properties.
  • Develop and implement preventative maintenance programs and capital improvement plans.
  • Manage facility budgets, capital projects, and vendor relationships.
  • Provide leadership, coaching, and development for facilities and maintenance teams.
  • Ensure all YMCA locations are clean, safe, and welcoming for members, staff, and guests.
  • Collaborate with association leadership to support strategic initiatives and future growth.
  • Monitor building systems, energy efficiency, and sustainability opportunities.
  • Respond to facility emergencies and lead operational planning for unexpected events.

Preferred qualifications include

  • Significant leadership experience in facilities management, property management, building operations, or a related field.
  • Experience managing multiple facilities and capital improvement projects.
  • Knowledge of HVAC, electrical, plumbing, building systems, life safety, and preventative maintenance programs.
  • Strong budgeting, project management, and vendor management skills.
  • Experience leading and developing high-performing teams.
  • Excellent communication, organizational, and problem-solving abilities.

**Position Summary**

The Facilities & Property Director provides leadership and strategic oversight for all YMCA facilities, grounds, maintenance operations, custodial services, aquatic systems, fleet operations, security systems, organizational assets, and capital improvement projects across five YMCA locations. The position ensures YMCA facilities and assets are safe, compliant, well-maintained, and effectively managed to support the YMCA's mission and operational goals.

The Director supervises maintenance and custodial staff, manages facility and asset budgets, oversees vendor relationships, coordinates capital projects, administers security and access control programs, and provides leadership for facility-related emergency response efforts.

**Essential Functions**

**Facilities Leadership & Operations**

  • Develop and oversee preventative maintenance programs.
  • Conduct facility assessments and prioritize repairs.
  • Ensure facilities are safe, clean, compliant, and welcoming.
  • Ensure compliance with local, state, and federal facility regulations.
  • Collaborate with branch leadership to ensure all YMCA properties are well-maintained in a safe, welcoming, and mission-focused manner.

**Staff Leadership & Development**

  • Recruit, hire, train, supervise, and evaluate maintenance and custodial staff.
  • Establish work priorities, schedules, and performance expectations.
  • Provide coaching, professional development, and accountability to assigned staff.
  • Foster a culture of safety, teamwork, customer service, and continuous improvement.
  • Ensure staff maintain required certifications and safety training.

**Building Systems & Technical Oversight**

  • Oversee maintenance and repair of HVAC, plumbing, electrical, mechanical, building, and pool systems.
  • Provide technical expertise and troubleshooting support for maintenance and custodial staff.
  • Monitor facility equipment performance and preventative maintenance schedules.
  • Determine when repairs can be completed in-house versus outsourced and assist with repairs as appropriate.
  • Monitor pool chemical systems and water quality programs.

**Vendor & Budget Management**

  • Manage vendors, contracts, and repair bids.
  • Identify cost-saving opportunities where appropriate.
  • Partner with YMCA leadership to develop and manage facilities operating budgets.
  • Ensure contractor compliance with YMCA safety and insurance requirements.

**Emergency Preparedness & Risk Reduction**

  • Ensure compliance with local, state, and federal regulations.
  • Ensure compliance with health department requirements tied to pool operations.
  • Serve as primary contact for facility-related emergencies.
  • Participate in organizational emergency response planning.
  • Coordinate facility recovery efforts following emergencies or disasters.
  • Support organizational safety initiatives and emergency preparedness efforts

  • Frequent exposure to varying environmental conditions, including indoor and outdoor temperatures, humidity, noise, dust, and cleaning products.
