About The Role

## Description

The Maintenance Flex Specialist plays a highly adaptable role, providing support for property maintenance across multiple communities. This position ensures continuity during urgent coverage needs, assists with property transitions, and leads special maintenance projects. The role requires the ability to adapt quickly to different property layouts, teams, and priorities while upholding Francis Property Management’s standards of quality, safety, and

customer service.

Multi-Property Support: Travel to assigned communities to provide temporary leadership, coverage, or technical

support during staff vacancies, leaves of absence, or high workload periods.

  • Special Projects: Oversee and execute assigned projects such as renovations, capital improvements, energy

efficiency upgrades, and property transitions.

  • Rapid Response: Quickly assess maintenance needs at unfamiliar properties, prioritize tasks, and mobilize resources

to address urgent issues.

  • Mentorship: Train and mentor on-site maintenance staff in company policies, safety standards, and best practices.
  • Collaboration: Partner with multiple Property Managers, Regional Managers, and corporate departments to align

efforts with operational goals.

  • Flexible Scheduling: Adjust hours and days as necessary to meet project timelines and urgent needs.
  • Documentation: Maintain accurate logs and reports for work performed, ensuring smooth handoff to on-site staff.
  • Vendor Oversight: Coordinate vendor activities, monitor quality of work, and ensure adherence to budget and

timelines.

  • Community Standards: Ensure consistent safety, cleanliness, and operational standards across all properties visited

## Qualifications

Physical Requirements

  • Lift and carry over 150 lbs (rare, <1%) with assistance.
  • Lift and carry 75–150 lbs (1–33%).
  • Lift and carry 25–75 lbs (33–66%).
  • Lift and carry 1–25 lbs (66–100%).
  • Bend, stoop, squat, kneel, push, pull, and reach above shoulders.
  • Climb stairs and ladders; use tools requiring grip, grasp, and dexterity.
  • Work outdoors in all weather conditions for extended periods.
  • Use proper PPE (e.g., back brace, gloves) when required.

Competencies

Education

High school diploma or equivalent required.

Certifications & Licenses

  • HVAC Type II or Universal EPA certification required.
  • Certified Pool Operator (CPO) certification required (BPO accepted; CPO preferred).
  • Valid driver’s license required
