About The Role
## Assistant Maintenance Manager
The Assistant Maintenance Manager supports the Maintenance Manager in ensuring the proper upkeep, safety, and functionality of the community. This role assists in completing service requests, make-readies, and preventive maintenance, and coordinates with management and vendors to maintain property standards.
Essential Duties include
- Comply with safety codes, regulations, and Safety Data Sheets (SDS).
- Properly label and store all chemicals in use or not in use.
- Wear PPE at all times, including back support, gloves, and protective eyewear.
- Wear professional attire and Francis-issued identification while on duty.
- Complete assigned Francis Property Management training.
- Report hazards such as lights out, trip hazards, exposed wires, or pool chemical imbalances.
- Follow lockout/tagout procedures.
- Assist in completing daily service requests and scheduled preventive maintenance.
- Ensure safety, security, and upkeep of golf carts and supplies used for daily tasks.
- Maintain cleanliness and organization of the maintenance shop and storage areas.
- Keep accurate logs, including water intrusion, freon, and exterior light replacement logs.
- Assist with on-call duties as scheduled.
- Communicate inventory needs and incomplete tasks to the Maintenance Manager.
- Support community upkeep, including waste pick-up when needed.
- Inspect vacant units and coordinate make-ready work with the Maintenance Manager.
- Prepare vacant units for move-in using the make-ready checklist.
- Report extraordinary make-ready needs to the Maintenance Manager.
- Coordinate with property staff and vendors to minimize resident disruptions.
- Assist in managing inventory, supplies, and equipment to ensure proper stock levels and storage.
- Perform preventive maintenance tasks and inspections to minimize disruptions and protect property value.
## Qualifications
- Lift/carry weights up to 25 lbs frequently, 25–75 lbs regularly, and over 75 lbs occasionally with assistance.
- Bend, stoop, squat, kneel, climb stairs, and ladders as needed.
- Push, pull, and reach overhead while completing tasks.
- Grasp, grip, and use fine finger dexterity with tools and equipment.
- Work outdoors for extended periods in all weather conditions.
- High school diploma or equivalent required.
- EPA HVAC Type II or Universal Certification required.
- Certified Pool Operator (CPO) certification required (BPO acceptable but CPO preferred).
- Maintain required local or state licenses.
- Valid driver’s license required.
- 2–3 years of building maintenance or facilities management experience, preferably in multifamily properties.
- Technical knowledge of HVAC, plumbing, electrical, and carpentry systems.
- Knowledge of safety regulations, building codes, and industry standards.
- Strong communication, organizational, and problem-solving skills.
- Ability to work independently, prioritize tasks, and manage responsibilities in a fast-paced environment.
