Position Summary
The Facilities Maintenance & Sanitation Manager is responsible for leading all facility maintenance, sanitation, and infrastructure activities within a refrigerated and frozen food distribution environment. This role ensures the safe, efficient, and compliant operation of building systems, material handling equipment, refrigeration systems, fleet support, and sanitation programs.
The Manager is responsible for preventive and predictive maintenance, equipment reliability, food safety compliance, sanitation effectiveness, contractor management, budget control, and continuous improvement initiatives. This position plays a critical role in maintaining compliance with OSHA, FDA, USDA, FSMA, local health regulations, and company standards.
During training, operational ramp-up periods, staffing shortages, or other business needs, the Manager may be required to provide hands-on support within warehouse operations while continuing to fulfill primary job responsibilities.

Essential Duties and Responsibilities
Maintenance Management
- Develop, implement, and manage preventive and predictive maintenance programs for facility equipment and infrastructure.
- Oversee maintenance of:
- Ammonia refrigeration systems
- Freezers and coolers
- HVAC systems
- Dock equipment
- Conveyors
- Warehouse racking
- Forklifts and pallet jacks
- Facility utilities and building systems
- Troubleshoot and resolve equipment failures to minimize operational downtime.
- Schedule and prioritize maintenance activities to support operational requirements.
- Manage emergency repairs and after-hours facility issues as needed.
- Maintain inventory of maintenance parts, supplies, and tools.
- Coordinate work performed by outside contractors and service providers.
- Maintain accurate maintenance records, work orders, inspections, and equipment documentation.
- Learn and support facility ammonia refrigeration systems.
- Perform light diesel truck maintenance and repairs.
- Perform light Crown forklift and material-handling equipment repairs.
- Enter, schedule, and track planned maintenance activities within SAP.

Sanitation Management
- Develop and maintain Master Sanitation Schedules (MSS) for all facility areas.
- Manage daily, weekly, monthly, and annual sanitation programs.
- Ensure proper cleaning and sanitation of:
- Warehouse areas
- Freezers and coolers
- Loading docks
- Offices
- Breakrooms
- Exterior grounds
- Verify sanitation effectiveness through inspections, audits, and corrective actions.
- Manage sanitation chemical programs, usage, storage, and safety requirements.
- Coordinate environmental monitoring and pest control programs.
- Maintain sanitation procedures in compliance with HACCP, GMP, SQF, BRC, and company food safety requirements.
- Lead sanitation readiness efforts for customer, regulatory, and third-party audits.

Food Safety & Regulatory Compliance
- Ensure compliance with:
- FDA Food Safety Modernization Act (FSMA)
- USDA regulations
- OSHA standards
- Local health department requirements
- Company food safety programs
- Participate in HACCP and food safety team activities.
- Conduct facility inspections to identify food safety, regulatory, and operational risks.
- Develop and implement corrective and preventive action plans (CAPA).
- Maintain Safety Data Sheet (SDS) documentation and chemical safety programs.
- Support product recall readiness and traceability procedures.

- Recruit, train, coach, and develop maintenance and sanitation personnel.
- Establish performance expectations and conduct team member evaluations.
- Manage workforce scheduling and overtime utilization.
- Promote a culture of safety, accountability, teamwork, and continuous improvement.
- Conduct regular safety, maintenance, and sanitation training meetings.

**Warehouse Operations Support**
During training, ramp-up periods, staffing shortages, peak operating periods, or as directed by management, the Facilities, Maintenance & Sanitation Manager may be required to support warehouse operations and perform essential distribution functions, including:
- Select customer orders while meeting established productivity, quality, and safety standards.
- Sort, stage, and stack products for shipment.
