## Description

**Opportunity:**We are seeking an experienced **Regional Facilities Maintenance Supervisor** to provide leadership, direction, and hands-on support to our maintenance teams. This position requires prior supervisory experience and will be responsible for overseeing day-to-day maintenance operations, supporting team performance, ensuring quality workmanship, and helping maintain the physical plant and grounds of residential and commercial properties. Responsibilities will be performed in a manner consistent with MetroPlains policies and culture under the direct supervision of the VP of Maintenance.

**Summary of Essential Duties and Responsibilities:**

  • Provide daily leadership, coaching, and work direction to maintenance team members across assigned properties.
  • Ability to work independently, organize work, establish priorities, follow defined procedures, and follow through in the completion of tasks.
  • Ensure that work completed represents MetroPlains Management's culture and expectations for quality, professionalism, and service.
  • Oversee and occasionally assist in the completion of assigned service requests related to repairs and upkeep of properties, including heating, plumbing, electrical, appliances, carpentry, flooring, and other general repairs.
  • Assign, monitor, and follow up on maintenance work to ensure timely completion, clean workmanship, and compliance with company standards.
  • Ensure required safety equipment is being used correctly and reinforce safe work practices with maintenance team members.
  • Provide ongoing input on continued property improvements for budget consideration and participate in site meetings as needed.
  • Ensure the attractive internal and external appearance of all buildings and grounds, which may include removing debris and weeds and reporting maintenance needs.
  • Participate in ongoing training to build and maintain knowledge and skills required for the position.
  • Train, mentor, and support Maintenance Technicians on complex maintenance tasks, procedures, and company expectations.
  • Provide input regarding hiring decisions, performance feedback, and performance appraisals at the request of the Maintenance Director or VP of Maintenance.
  • Complete special projects.
  • Travel to other sites and/or locations required.
  • Must possess a positive, can-do attitude.
  • Other duties as assigned.

**Other Duties and Responsibilities:**

  • Must have own hand tools, a valid driver's license, vehicle, and vehicle insurance.
  • Must be willing to learn and utilize electronic work systems.
  • Normal work hours are 8:00 AM to 5:00 PM Monday through Friday, although actual hours vary by location.
  • May be required to work extended hours and weekends when needed.

The job responsibilities are not all-inclusive but indicate the types of activities normally performed by the position. Responsibilities may be revised, and other responsibilities may be assigned.

**Education & Experience:**

  • Prior supervisory experience is required, preferably in facilities maintenance, property maintenance, construction, or a related field.
  • Associate degree or equivalent education with three to four years related experience and/or training preferred, or a combination of relevant work experience and education is required.
  • Proof of any current certification/licenses in one or more of the following areas: HVAC, EPA Universal, Boiler License, and/or Pool Certification.
  • Demonstrated ability to lead, train, support, and hold team members accountable while maintaining a positive and professional work environment.
  • Ability to provide training and support on-site to other maintenance team members.
  • Demonstrated support for MetroPlains Management maintenance procedures and policies.
  • Good interpersonal and communication skills with the ability to relate to a diverse group of people.
  • A well-organized and self-directed individual who is a team player.
  • Customer service skills are highly desirable.

**Work Environment:**

  • While performing the duties of this job, the employee will be required to work outside and will be exposed to cold, rain, wind, and other weather conditions customary to their location.
  • Responsible for always acting in a safe manner and ensuring that other employees do not put themselves or others at risk; working safely is a condition of employment.
  • The noise level in the work environment is usually moderate.

**Physical Demands:**

  • Must be able to lift 20 to 50 pounds on a regular basis; on occasion will lift up to 100 pounds.
  • Will use near vision at 20 inches or less to far vision of 20 feet or more; as well as depth perception to judge distance and spatial relationships.
  • Must be able to shovel and remove snow where geographically applicable.
  • Requires walking through buildings and exterior grounds daily.
  • Must be able to bend, stretch, stoop, lift and reach on a frequent basis.
  • Will involve expressing or exchanging ideas by means of the spoken word.
