Northern Michigan Escapes, with offices in Boyne City and Charlevoix, is Northern Michigan's Premiere Vacation Home Advisory Services Firm. Our rapidly growing company is seeking an experienced property management professional to serve as a full time Portfolio Asset Manager. Northern Michigan is the prime location for vacation rental development and our expanding portfolio has necessitated the addition of a Portfolio Asset Manager. Specifically, we're looking for a hardworking, dependable, energetic, and seasoned professional who enjoys working in a fast-paced environment in one of nations most picturesque settings.

**Job Summary**

A Northern Michigan Escapes Portfolio Asset Manager helps investment property owners and homeowners in preserving and increasing the value of their real estate investments. They manage the day-to-day financial operations of the property, including finding and placing qualified tenants, and ensuring the property is in good working order. This is a working, hands on position that allows candidate to play an active role in the success of the portfolio.

**Principal Duties**

Property Administration/Facilities Management

  • Coordinate completion of photography and virtual tour with the Director of Reservations
  • Negotiate contracts with vendors
  • Regularly inspect property to ensure good working order; quickly coordinate and resolve emergency maintenance issues

Financial Reporting

  • Manage/maintain financial records relative to all property operations
  • Assist with create monthly financial reports for property owners
  • Assist accounting with receipt management to ensure accurate owner/guest billing

Guest Relations

  • Serve as the primary contact and assist upcoming and in-house guests leading up to and throughout their stay
  • Enforce terms of rental agreements including occupancy policies
  • Resolve guest concerns and complaints

Owner Relations

  • Develop and maintain strong owner relations
  • Explain NME property management core philosophy and program components to potential clients current owners
  • Serve as an owner advocate with vendor management
  • Maintain open dialogue with property owner on vacancies, tenants, physical condition of property, and financial issues

Reservations

  • Assist Director of Reservations and Marketing to keep properties occupied with qualified tenants through advertising, lead follow up
  • Assist with establishing rental rate using market analysis; calculating overhead costs, depreciation, taxes, and profit goals
  • Have a thorough knowledge of advantages of property location and services

Professional Development

  • Update job knowledge by participating in educational opportunities; reading professional publications, maintaining personal networks, and participating in professional organizations
  • Accomplish organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments

## Qualifications
**Knowledge & Skills Needed**

  • Familiar with applicable local, state, and federal laws and regulations in regards to real estate
  • Strong interpersonal & business communication skills
  • High level of organization and attention to detail
  • Competence with office management software and Apple Products and Google Drive
  • Motivation for sales and meeting sales goals
  • Exceptional professionalism, including internal communications, listening, and communication processes
  • General knowledge of financial reporting
  • Proficiency with online booking platforms and property management software
  • Ability to multitask and prioritize effectively
  • Basic knowledge of local real estate market and regulations
  • Problem-solving skill to address owner and guest issues and property concerns
  • Valid Driver's License and ability to drive in all weather conditions; this position includes significant travel in the local area
  • Must be able to lift a minimum of 50 pounds
  • Able to work in a team setting
