**What Success Looks Like (Qualifications)**

  • **Proven Track Record:** At least 2 years of direct experience in on-site multi-family property management or assistant manager operations.
  • **Core Professional Background:** At least 2 years of robust customer service depth coupled with a minimum of 2 years in high-performance sales environments.
  • **Technical Software Literacy:** Proficient with corporate systems, including Microsoft Office, Gmail, OneSite, LMS, Loft, LRO, Knock, and Mobile Facilities.
  • **Strong Financial Acumen:** Exceptional mathematical eye and attention to detail for accurate financial reporting, processing rent collections, and audit mapping.
  • **Elite Organization Skills:** Highly organized with a natural ability to multi-task, manage competing demands, and meet deadlines in a fast-paced setting.
  • **Communication Excellence:** Outstanding verbal and written English communication skills to effortlessly collaborate with residents, staff, and vendors.
  • **Action-Oriented Problem Solver:** Ability to apply logical thinking to define local property problems, collect structural data, and initiate swift solutions.
  • **Administrative Speed:** Capable of executing high-accuracy digital typing at a baseline speed of at least 40 words per minute.
  • **Foundational Education:** High School diploma or equivalent is required (previous tenure as a Leasing Consultant or Assistant PM at a comparable property is essential).
  • **Compliance Ready:** Possession of a valid driver’s license, active automobile insurance, a clean I-9 verification profile, and a commitment to Fair Housing and ADA guidelines.

**What the Job Looks Like (What You'll Do)**

  • **Drive Financial Accuracy:** Update resident records daily, track rents, applications, and deposits, and execute bank drops prior to close of business each afternoon.
  • **Command Resident Relations:** Serve as a trusted liaison between management and residents, resolving account questions and ensuring top-tier community satisfaction.
  • **Conduct High-Impact Tours:** Warmly greet prospective residents, conduct professional community tours, and process lease documentation to smash property occupancy goals.
  • **Lead Delinquency Audits:** Actively oversee property collections, track incoming payments, and generate legal notices or late returned-check documentation when required.
  • **Manage Lease Paperwork:** Process, proofread, and file all applicable incoming lease packets, applications, and structural move-in/move-out profiles.
  • **Spearhead Renewal Retention:** Work hand-in-hand with the Property Manager to craft renewal offers and coordinate outreach campaigns that maximize monthly retention.
  • **Coordinate Service Requests:** Take inbound maintenance requests from residents, route them seamlessly to field techs, and follow up to verify perfect satisfaction.
  • **Maintain Pristine Curb Appeal:** Physically walk the community grounds regularly, pick up stray litter, look for safety hazards, and report active repair needs.
  • **Analyze Local Markets:** Maintain constant awareness of local apartment market trends, competitor pricing setups, and surrounding economic conditions.
  • **Champion Office Excellence:** Maintain an energetic, welcoming, and hyper-organized atmosphere across the community leasing center for all team members and guests.
