About The Role

## Description

**Position Summary:**Responsible to supervise maintenance operations working closely with other supervisors to manage work order system and successful completion of Unity's Capex projects.

**Essential Job Functions:**

  1. Oversee Unity work orders system (Spiceworks) and assign work accordingly regarding all maintenance operations.
  2. Oversee the operation of the Unity stockroom parts and power tool equipment tracking and maintaining inventory.
  3. Oversee the operation of Unity’s Carpenter, Electrical and Machine Shop along with oversee the Water Treatment Plant operations.
  4. Estimate labor and material for repairs and Capex projects throughout the campus and residential properties.
  5. Responsible for maintaining, tracking and inventory of Unity’s keying system and general knowledge of locksmith operations and procedures.
  6. Responsible for Unity general interior signage. General knowledge of a Scott Engraver Sign System is a plus.
  7. Responsible to ensure all projects and work orders has the necessary manpower and supplies to successfully complete.
  8. Necessary management skills in evaluating employees throughout the year.
  9. Excellent Customer service relation skills regarding Unity’s work force, contractors, and vendors.
  10. Adhere to all company policies and procedures including safety and compliance guidelines/regulations regarding the handling and disposal of hazardous materials.
  11. Supervise all repairs to parking lot lights, and streetlights throughout Village.
  12. Regular and reliable attendance at the worksite and adhere to assigned schedule. – *this position is not a remote or telecommute position.*
  13. Adhere to all company and departmental policies and procedures per the guidebook including all safety requirements including all safety guidelines.
  14. Utilize electronic time management system to input time, attendance and paid off request.

**Non-Essential Job Functions:**

  1. Assist personnel for the successful completion of assigned work orders and Unity’s Capex projects.
  2. Demonstrate customer service attitude with each department interaction and work order requests.
  3. Available to respond to after-hours/weekends emergencies on campus and residential properties.
  4. Ownership of Preventive Maintenance program associated within assigned departments.

## Qualifications
**Education:**

  1. High School Education or equal.

**License:**

  1. Valid Drivers’ license – this position requires operating a company vehicle or personal vehicle for company use.

**Competency:**

  1. Able to apply specified knowledge, skills, and experience to accomplish department and individual goals.
  2. Able to provide high quality service while consistently seeking ways to improve outcome and enhance customer service.
  3. Able to demonstrate commitment to the Unity core values.

**Experience:**

  1. Vocational training in carpentry, electrical preferred.
  2. 5 years’ experience in general maintenance or construction preferred.

**Computer Skills:**

  1. Knowledge of Excel, Microsoft Word, and Sage Intect Inventory
