About The Role
Job Overview
We are looking for a Residential Construction Project Manager to oversee residential renovation, improvement, and development projects in a real estate and investor-focused environment. This is a hands-on project leadership role with full ownership of project execution from planning through completion, working closely with contractors, vendors, and internal stakeholders. AlphaHire is recruiting on behalf of a client serving homeowners, real estate investors, and developers throughout the Baltimore metropolitan area. This position plays a key role in delivering projects on time, within budget, and to high quality standards while supporting the successful acquisition, renovation, and sale of residential properties.
Responsibilities
- Oversee multiple residential construction and renovation projects from preconstruction through final completion.
- Develop and maintain project schedules, budgets, and timelines to ensure successful project delivery.
- Coordinate subcontractors, vendors, inspectors, and suppliers throughout all phases of construction.
- Review project progress on-site and resolve field issues that impact schedule, quality, or budget.
- Track project costs, approve invoices, and monitor change orders to maintain financial performance.
- Ensure all work complies with applicable building codes, safety standards, and project specifications.
- Communicate project updates, milestones, and risks with internal leadership and key stakeholders.
- Support project planning, material procurement, and closeout activities to ensure smooth project execution.
Requirements
- 5+ years of experience managing residential construction, renovation, or residential development projects.
- Experience overseeing single-family homes, residential remodels, or investment property renovations.
- Strong understanding of residential construction methods, scheduling, budgeting, and subcontractor management.
- Ability to read and interpret construction drawings, specifications, and project documentation.
- Proficiency with Microsoft Office and construction project management software.
- Excellent communication and organizational skills with the ability to manage multiple active projects.
- Must have direct project ownership experience rather than solely serving in a project coordination role.
- Residential construction experience is required; commercial-only experience will not be sufficient.
