About The Role
About the Role
We are seeking an experienced and proactive professional with a strong background in building services engineering & technical services to join our Asset Management team and drive asset enhancement initiatives and capital improvement projects across a portfolio of commercial office properties.
Key Responsibilities
- Lead and manage asset enhancement initiatives (AEI), renovation, A&A, and fitting-out projects for commercial office properties.
- Conduct feasibility studies, cost-benefit analysis, and project evaluations to identify value enhancement opportunities.
- Prepare tender documentation, specifications, and procurement materials for project implementation.
- Evaluate and recommend consultants and contractors, including tender assessment and reference checks.
- Coordinate closely with consultants, contractors, property management teams, leasing teams, and government authorities to ensure projects are delivered on time, within budget, and to the required quality standards.
- Oversee building improvement works, including façade enhancement, space reconfiguration, MEP upgrades, and common area refurbishment.
- Monitor maintenance requirements and collaborate with internal stakeholders to optimize building performance and tenant satisfaction.
- Support the management of HVAC and other building services systems, including enhancement, repair, and maintenance projects.
- Drive the adoption of innovative building technologies and smart solutions to improve operational efficiency, energy performance, and water conservation.
- Conduct property inspections and identify opportunities for improving asset value, space utilization, building image, and operational effectiveness.
- Support sustainability initiatives and ESG objectives, including projects aligned with the organization's net-zero roadmap.
- Degree in Building Surveying, Building Services Engineering, Real Estate, or other related disciplines.
- 6-8 years of relevant experience in asset enhancement, renovation, A&A, fitting-out, or capital works projects within commercial office buildings.
- Proven experience in managing office building upgrade projects from planning through completion.
- Sound knowledge of building services, project management, tendering, and asset management practices.
- Strong stakeholder management, communication, and interpersonal skills.
- Self-motivated, analytical, and capable of solving problems in a fast-paced environment.
- Excellent command of written and spoken English and Chinese.
- Proficient in Microsoft Office applications including Word, Excel, and PowerPoint.
